Multiple offers, sold over asking price


That's what happened for one happy Nexus Realty homeowner in the final days of September, and the number of listings on Duchess Avenue in West Vancouver is now two. 

The apartment on the sixth floor at 1480 Duchess sold after three offers were presented, with two more potential buyers waiting in the wings.
As you would expect with that much interest, apartment 605 sold for more than the asking price, which was $1,495,000.
So once again, it's proof that a real estate market many "experts" call soft — at best — is sometimes much better. As always, it depends on realistic pricing to generate interest from multiple buyers-to-be. The buyers are there. The market is short of inventory. Sometimes, an apartment like this one — attractive and affordable for buyers in that financial demographic — is just too good to wait on, so it sells quickly and for more than the perceived market value.
