Home owners who have been holding off listing their property because they just weren’t comfortable going through the process during the pandemic may now be thinking — with the ramping up of vaccinations — that the right time is getting closer.
In preparing a home for being listed, there’s a number of staging tips (besides calling Jennifer our Dale for expert advice on staging as well as what works in your particular micro-market), seven of them posted in an article last week on Real Estate Wire.
These suggestions for staging apply even in non-COVID-19 times, but they reiterate the importance of being completely prepared.
These are the tips:
Deep cleaning — Cleanliness is more important than ever because of COVID-19 so a home that’s immaculate is even more of an asset, besides being reassurance that you have cared for your home.
Declutter — Always a good idea because the visual effect of clutter is that your home’s smaller than it really is.
Depersonalize — Favourite photos of your family and pets, past and present, makes it feel like home to you but not to visitors who don’t know them.
Paint — A fresh coat of paint adds to the look of cleanliness and a neutral colour helps prospective buyers visualize how their furniture would look against that backdrop.
Lighting and mirrors — Strategically placed lights and mirrors can contribute to a more spacious feel, and lots of natural light combined with modern fixtures makes your home look more modern.
Rooms with a purpose — Storage may be a purpose to you but peripheral rooms are more appealing if they are designed to be an office, a guest room, a playroom or even a workout room.
Landscaping — The first look a buyer gets of your home is generally from the outside, which means your curb appeal shouldn’t be overlooked, and having it is often more a function of elbow grease than dollars.
