Today’s Nexus Blog: category rare, townhome rare

Rare is good. Whether it’s finding a rare gem, seeing a rare bird or visiting a rare site, it’s always special.
Like townhomes in West Vancouver are.
There aren’t many, period, which means there aren’t many available to buy. If you’re interested in a West Vancouver townhome, or know somebody who is, keep reading.
How unusual is it to find a townhome in West Vancouver? So unusual that when the Real Estate Board of Greater Vancouver compiles its monthly listings and sales statistics, there is a benchmark price for all categories except “West Vancouver townhomes.” So unusual that when one or two sells, its impact on comparisons to previous months or years is dramatic. For example, four “attached homes” sold in August and that was an increase of 300 per cent over August 2019 yet in June two sales represented a decrease of 60 per cent compared to June 2019.
So townhomes are rare, and one that’s on the market right now is even more special. It’s a gem, because it’s considered the best townhome in a complex known as Caulfeild Cove.
The Cove itself is rare, because there are few townhome complexes in West Vancouver, and Caulfeild is among the North Shore’s most prestigious neighbourhoods.
The best townhome in the Cove is number 17.
Why?
Because it has southern exposure with tons of natural light. Because it has enough skylights to light up the kitchen and adjacent, extra-large family room. Because it has a carport right beside the main entrance. Because it is an affordable opportunity to live in a special place.
And all of that is rare!
