One theory out there in the real estate world is that when you’re selling a house, you’re really selling a kitchen.
That’s how important kitchens can be.
So that’s why it can be important to renovate your kitchen before listing your home with an agent…”can be important” because it depends on the condition of your kitchen.
How extensive does the reno have to be?
Put it this way: Spending a few thousand dollars to make it more appealing may result in a return on your investment. If a buyer looks at a kitchen that looks dated, it could mean reducing your asking price.
The most economical update is usually painting (neutral), new cabinet hardware and one or more new higher-end appliances. Why? Because if you care enough to buy one near state-of-the-art appliance, it gives the feel of quality throughout the entire “updated” kitchen.
Friends of ours sold a home in West Vancouver some years ago, and the buyer later admitted she was convinced to buy the minute she saw the kitchen.
So when it comes to selling, this can be the most important room in the house.
