When you’re making an offer on a property, it can be easy to take for granted things that fall in the category of “what’s included.”
So it’s important to put everything in writing.
When your offer is being prepared, make sure that your realtor knows everything that you want to be part of the purchase.
Some things are obvious — kitchen appliances, window coverings such as blinds and curtains, valances and built-in cabinets — but make sure they’re all listed in the offer.
Other things can slip through the cracks — programmable thermostats, upgraded shower heads, sound systems and attached or built-in sound systems.
Then there are items that you want to negotiate. Maybe there’s a certain piece or pieces of furniture you want. Or a wine cabinet. Or shelf units.
The bottom line is to make sure everything is listed on the offer to purchase…and that everything listed is there when you take possession.
